The Level 1 Survey, formerly known as a Condition Report, provides a basic overview of a property’s condition and its risks. It is the cheapest and least thorough home survey type. This survey is available when purchasing a home and is the most basic of the three most common survey types undertaken.
The Level 1 Survey is recommended for conventional properties that are new or less than around ten years old. The property must be in reasonable condition with an easily accessible maintenance history. This survey level is unsuitable for older buildings, unusually constructed buildings or properties with major known defects.
A Level 2 survey (Formerly the HomeBuyer Report) is the most common and popular type of survey available. It can be used on many properties but is most suited for conventional and modern homes. The survey is a comprehensive visual inspection of the property. It will reveal important information about the condition of the home you plan to buy. You can contact the estate agent to either renegotiate the property's asking price to cover costs or pull out of the sale. The survey can be used for most property types, from a standalone house to a flat.
Level 2 is recommended when the property is:
-Fairly modern
-Built less than fifty years ago
-In good condition
-Has no apparent signs of damage
-Has had minimal renovation work done
Level 3, (Formerly the Building Survey, sometimes referred to as a "Full Structural Survey") consists of a thorough inspection of the property, a comprehensive report on a wide range of issues, details of serious risks and dangerous conditions, outlines repairs and the likely consequences of inactivity and hidden defects. The report will also guide you on environmental hazards and highlight issues your legal advisor should investigate. The information will be in-depth and tailored to the property type and your needs.
Like the Level 2 report, this survey will inspect each area and element and give an opinion on its condition. This report differs because it will also describe the structure of the building, give a diagnosis of any defects, and provide detailed advice on repairs and maintenance.

Our specialist damp and timber surveys are an in-depth investigation of how your property was built, the materials it was built with, and any alterations from its original construction and design that may be causing the damp issues.
We will use specialist tools, such as a damp meter, to measure the moisture levels inside the property's inner walls, and depending on where the dampness is found, we will establish if you have rising or penetrating damp or condensation. We will establish the source of moisture, look out for potential problems caused by damp (for example, dry rot or wet rot), and compile a written damp report detailing the remedial works required to resolve the root cause of the damp.
